The Kamp Diaries RV Resort refers to: The Kamp Diaries, Inc.

By accessing our website, www.thekampdiaries.com, you consent to, and agree with, the Terms & Conditions set forth herein, which may be amended from time to time without any prior notice. Your continued use of the website will constitute consent and acceptance of the amended Terms & Conditions.

General Rules & Regulations:

  • Camping season extends from May 1st to September 30th annually. Use of the Resort outside of these dates is not permitted unless permission is granted from the MANAGEMENT and will be subject to an additional fee.
  • The Kamp Diaries RV Resort is closed from October 1, 2025 to April 30, 2026 without water, sewer, road clearing, or other services and with no overnight accommodation during this time period.
  • For Seasonal CAMPER, a $500 non- refundable deposit fee paid by September 15th entitles the CAMPER to reserve a camping site at the Resort for the following year. If this deposit fee is not paid, the MANAGEMENT will understand this to indicate you are not returning. If you are not returning the following year, you will have until September 30th to remove your camping unit from the campground. After September 30 th, your unit will be moved into storage at a rate of $75 a month, plus tax. Applicable moving fees will be applied.
  • CAMPERS returning the following year may store their camping unit on site at a discounted storage fee of $65 a month, plus tax.
  • Absolutely no entry to park outside of the camping season without permission from the MANAGEMENT.
  • There is no refund if the CAMPER moves out before September 30th . The lot will be considered vacant and the Park has the right to rent the lot out.
  • CAMPERS are expected to pay their accounts and invoices provided by the MANAGEMENT within the due dates. Interest and/or service fees will be charged on delinquent accounts and for late payments.
  • ATVs are permissible at The Kamp Diaries RV Resort. All ATV’s 50cc and over must be registered and insured. No use of ATV is permissible from 9 pm to 9 am.
  • Smoking of Cannabis is strictly prohibited at The Kamp Diaries RV Resort.
  • Vehicle washing is not permissible at The Kamp Diaries RV Resort.
  • Use of clothes line attached to the poles and/ or trees is prohibited at the RV Resort.
  • Trespassing on other property outside the marked boundaries is not permitted. This specifically refers to the fence, farmland, trespassing on the neighbor’s property or approach / feed/ harass livestock/ wildlife on or off crown land. Any violation by the CAMPER will result in immediate termination of the Lease and asked to leave The Kamp Diaries RV Resort, without any refund.
  • Do not break branches or damage trees. Debarking a birch tree WILL kill it! Do not pick wild flowers. Do not use or collect deadfall, branches or trees from property for firewood. Be aware that moose, deer and other wild animals live in this area.
  • MANAGEMENT reserves the right to evict, should the CAMPER not comply with the Resort Rules. Any possible refund would be based on MANAGEMENTS’ sole discretion.

Campsite Land Use:

  • Only one camping unit (including but not limited to trailer coach, vacation trailer, travel trailer, motorhome) per campsite shall be permitted. In addition, one vehicle, other than the camping unit, is permissible at a campsite but not parked on the roadway.
  • If there is space, additional traditional trailers may be stored in an area designated and approved by the MANAGEMENT, at an additional fee.
  • Only the CAMPERS listed on this Lease Agreement are permissible to stay at the Resort. Additional fee will be applied for overnight guests at $15 per guest, per night.
  • All guests and visitors must register at the office before using the campground and park in the visitor parking area. Visitor check out time is 9 pm. Any guest/ visitor after 9 pm must pay an overnight fee.
  • A maximum of 2 adults and 4 children under the age of 18, or a single family of parents and their children living at the same address, are permitted on each site.
  • Camping units stored on site must have a valid license plate and be insured at all times. Proof of insurance must be provided to the MANAGEMENT at or before check in. The camping unit must be in good state of repair not leaking oil, anti-freeze or any other substance that could contaminate the Resort. It is at MANAGEMENT’S discretion to have a camping unit removed immediately if it does not meet the requirements.
  • One tent per campsite may be used at a $20 per night, in conjunction with the main camping unit. Tents may only be erected while the campsite is occupied.
  • The CAMPER shall not rent, sell, sublet or assign or otherwise transfer their reserved seasonal site. Failure to comply will result in termination of the lease agreement effective immediately without any refund.
  • CAMPERS shall maintain the campsite and camping unit in a condition acceptable to the MANAGEMENT. Sites must be kept neat, uncluttered and the grass maintained. If the CAMPER does not comply with the campsite maintenance guidelines, the MANAGEMENT has the right to undertake the appropriate maintenance of the campsite and the CAMPER will be charged a cleanup fee by the MANAGEMENT.
  • No changes to the drainage, grading or any type of excavation shall be commenced upon any resort land unless approved by the MANAGEMENT.
  • When leaving the RV for extended periods of time, please turn off AC Units to conserve energy. If the AC units are left running, CAMPER may be notified to return to turn off AC unit promptly. Space heaters of any kind is NOT permitted.
  • When leaving or vacating a site for the offseason, or permanently, the site must be left clean and free of debris, nails, wood, garbage. All outdoor furniture must be removed or stored indoors or fixed to trailer so that it does not blow away. The MANAGEMENT reserves the right to bill the CAMPER a cleanup fee for labor and landfill fees.

Resort’s Good Neighbor Rule:

  • Quiet times will be in effect from 10 pm to 8 am. Please be respectful of your neighbours.
  • In the event of a Special Event put on by the MANAGEMENT or recreational committee at the RV Resort, notice will be posted about the hours and noise rule exemptions.
  • CAMPERS are responsible for the supervision of their children and guests at all times and will be held liable for any damage caused by misuse of the facilities. The CAMPER, their family and guests shall comply at all times with all contract guidelines. The CAMPER is responsible for the conduct and behaviour of their family and guests. Rowdy behaviour or excessive noise is not permitted at any time.
  • Alcoholic beverages and smoking of cigarettes may be consumed on the CAMPER’S assigned campsite only, and not in the shared area of the resort. Please properly dispose of the cigarette butts.
  • Illegal use of drugs of any type will result in the immediate termination of RV Resort use and/or police intervention.

Safety:

  • The posted speed limit at the RV Resort is 10 km. This speed limit is to be strictly adhered to by all motorized vehicles within the resort.
  • Children under the age of 14 years, MUST be under the direct supervision of an adult or accompanied by an adult when using any of the RV Resort amenities, including but not limited to ATVs and/ or other motorized recreational vehicles.
  • The use of fireworks and firecrackers of any type are prohibited. Fireworks will only be permitted at the Resort’s sponsored events as deemed appropriate by the MANAGEMENT.
  • Fires are permitted within BBQ or fire pits only. Absolutely no open fires of any kind. Fires must be attended to by an adult at all times and must be thoroughly extinguished upon completion of use.
  • The burning of animal waste is strictly prohibited.
  • In the case of a drought, the MANAGEMENT will follow the actions of the Municipality and enforce a fire ban; and will post in the resort and on the website.
  • Do not move fire pits and rings without management approval.
  • Only self-contained propane/gas barbeques, fire pits and heating devices that meet CSA approval are permitted.
  • CAMPER must contact MANAGEMENT immediately if any fire becomes out of control.
  • Campfire bans will coincide with the policy of the Municipality.
  • All camping units must be equipped with proper RV grade electrical cord.
  •  No firearms will be discharged within the Resort boundaries.
  • Hunting is strictly prohibited within the Resort and its boundaries.
  • Use of Drone is prohibited at the RV Resort in order to respect Privacy of the CAMPERS.
  • There is no poison allowed at the RV Resort at any time. Please use biodegradable and environmentally friendly products including cleaning products and soaps. Bleach and other toxic chemicals are forbidden. Poisonous weed control products are forbidden.

Pets:

  • Pets are welcome (2 pets per campsite), but must be leashed when outside your campsite. Do not leave pets alone and unattended at your campsite. Excessive barking will not be permitted. There will be no tolerance for aggressive animals at the RV Resort.
  • All pets must have the necessary immunization and rabies shots, and the occupant is responsible for keeping a copy of the up-to-date records at their camping unit.
  • No pet may be tied on a lead without a handler and no chaining, caging, tethering of a pet outside of the trailer shall be permitted when the occupant is not on the site.
  •  Pets are not permitted in pool area, sundeck, community firepit or playground.
  • It is the CAMPER’s responsibility to care properly for their pet and to clean and restore any areas of the campsite or the resort where mess or damage has occurred. The “stoop and scoop” rule applies and must be disposed of properly in a plastic bag and into garbage dumpster, not in any indoor garbage cans because of the odour.

Septic System:

  • VERY IMPORTANT: The septic system may only be used for human waste, toilet paper, and typical wash water. Women’s feminine products, diapers, food and other trash must be disposed of in the garbage. If you have any questions about personal waste disposal and sewer blockage please enquire with MANAGEMENT.
  • Only approved products may be added to septic holding tanks. Chemicals that destroy the active enzymes and bacteria in the septic system are prohibited. i.e.: bleach, fabric softeners, anti-bacterial products, many toxic cleaners.
  • Trailers must have holding tanks that are not left open to sewer. (SEWER TANK DUMP VALVES MUST BE LEFT CLOSED; AND OPENED ONLY WHEN DUMPING). Only products approved by the MANAGEMENT are to be used. Flex hose must use rubber donut.
  • Approved cleaning and septic tank additives may be purchased at the Resort store, as available.

Landscaping:

  • The CAMPER, their family, guests or invitees shall not damage or remove the lawn, shade trees, shrubbery, or other trees or plants anywhere on the property, including the campsite without MANAGEMENT’S approval. The CAMPER shall be responsible for any damages to the campsite, the campground property, or its facilities or amenities, caused by the CAMPER, his family, guests, visitors or invitees. (e.g. tree cutting).
  • Digging or placing of stakes are not permitted without prior approval from the MANAGEMENT.
  • Modifications to the landscape of a campsite i.e. walls, gravel or paved drives, trees, shrubs, etc. will become property of the MANAGEMENT upon expiration of this agreement.

Garbage Disposal & Recycling:

  • All garbage must be placed in the designated garbage bins. Please do not leave open garbage cans/bags at your campsite at any time to avoid attracting wildlife.
  • Glass bottles, cans, plastic and cardboard must be sorted and recycled by placing them in the appropriate barrels.
  • Diapers and animal waste is to be disposed of properly in the dumpsters and not the garbage cans inside any buildings because of the odor. Do not burn diapers or animal waste in fire pits.
  • Do not dispose of electronics, appliances, furniture, propane tanks, etc. in the garbage and recycling bins. Disposal of large articles of and are not to be left near the garbage bins. MANAGEMENT reserves the right to bill CAMPER, visitor or guest of the CAMPER for the cleanup and removal of such objects if improperly disposed of at the Resort.
  • It is prohibited to put fire-pit ash, branches, leaves, grass, garden refuse or wood in the garbage bins. Please check with the MANAGEMENT on how these materials can be disposed of or composted.

Insurance:

  • MANAGEMENT will not be responsible for accidents, injuries, or loss of property by fire, theft, wind, floods, or other natural acts which are beyond its control. It is the responsibility of the CAMPER to provide current property insurance as well as liability insurance. The MANAGEMENT is not responsible for any assets not belonging to The Kamp Diaries RV Resort.
  •  Equipment and apparatus furnished on the grounds are solely for the convenience of the CAMPERS and guests and do so at their own risk.
  • The MANAGEMENT will not be responsible for any damage or injury caused to the CAMPER’S property or person, and shall not be held liable for any harm or injury caused by the CAMPER’S use or misuse of the RV Resort’s property or equipment.

Release of Liability:

  • Any indoor / outdoor, recreational, social or experiential activity you engage in on or off of the Resort is done at your own risk. You assume personal responsibility for your own safety during your stay at the RV Resort (and for any minors travelling with you)
  • You agree to save harmless and release The Kamp Diaries, Inc’s employees, suppliers and owners against all actions, proceedings, costs, claims, damages, demands, liabilities and expenses whatsoever (including legal and other fees and disbursements) sustained as a result of your staying at our RV Resort.
